Proactive use of the Multiple Listing Systems:
Photos: The local Multiple Listing System allows agents to include multiple photos to highlight a properties features. Of the past 500 homes that have sold, the average number of photos was 17.28. Choice Homes uses as many photos as possible!
Remarks: We have all of our owners review the remarks that we write and make applicable changes when required. We also make use of BOTH of the remarks fields, including the Agent to Agent remarks so that we can position your property in the best light with other Agents. Of the past 500 homes that have sold, 45 had ZERO Agent to Agent Remarks. Choice Homes uses BOTH remarks fields and all of the fields available in the MLS!
Proactive use of the Phones:
Prospecting and Lead Follow Up: After the introduction of the Do Not Call List, a number of Real Estate Agents completely abandoned the use of the phone as a way to find buyers and sellers, despite the fact that only about half of all numbers are on the list. So much so that a number of them not follow up on incoming calls made to their office. They have administrative staff or duty agents field calls and inquiries. Because we specialize in working with sellers that worked with an agent previously and failed to sell, we have heard story after story of seller’s that were frustrated because they could not get their agent on the phone. If they couldn’t get the agent on the phone, how do you think it is for other agents or prospective buyers?
