"The more potential buyers that we can get to know about the home, the more likely we are to find the one that is willing to pay the price that you are looking for and agree to the terms that you desire."  Robert Earl

When you list your home for sale with Robert Earl , Robert Earl puts into action a comprehensive, professional marketing plan that provides maximum exposure of your home to a local, regional and national audience.

The foundation of this professional marketing plan:

Internet

Agents

Neighbors

Ads

Open Houses

Contacts

Multiple Listing Membership

Signage

Professional Full Time Agent

Robert Earl is a member of the METROPOLITAN REGIONAL INFORMATION SYSTEMS, INC. (MLS) and as such is able to access and update the multiple listing service 24 hours a day - 7 days a week.  Your home will be added to the Multiple Listing Service as soon as possible and will be updated on a weekly basis (daily if needed) Put the power of the Earl's signs to work for you.  Our Keller Williams signs and riders are the easiest to read in the industry.  Many people overlook the importance of having a full time agent available.  This is important not only to the sellers, but to have an agent who is available to follow-up with other agent and prospective buyers in a timely manner.

Supported by Professional Marketing - Letting the world know that their next home is available.  Here's how Robert Earl does it.

Internet:  No other company is as qualified to expose and promote your home utilizing the Internet.

Your home will appear on the maximum number of websites when you list with Robert Earl. Robert Earl has invested in subscriptions to www.Realtor.com, www.homesdatabase.com/robertearl.  Your site will also appear on www.KellerWilliams.com, www.yahoo.com, www.erealty.com, www.wsj.com, www.RealEstateJournal.com, www.Excite.com, www.go.com, www.aol.com, www.webcrawler.com, www.HomeStore.com, just to name a few.  We also utilize Real Audio and Real Video technology to produce Virtual Tours and Audio Tours of the home.  Print brochures are made available utilizing Adobe Acrobat files.

Agents:  Robert Earl has compiled one of the if not the largest e-mail list of Real Estate Agents and Associates in the Northern Virginia area.  All major agents, companies and offices are represented.  Targeted e-mails are sent to announce new listings, open houses, promotions and price adjustments.  Agents are more likely to show a home to potential buyers if they know more about the home.  Agents are also contacted via flyer distribution services, again providing information on the home to the agents who are working with buyers.  Agents are also invited to attend Brokers Open Houses and Caravan Tours of homes to allow them to get to know the home personally and share the details with the maximum number of potential buyers.

Neighbors:  Neighbors are a great source for potential buyers.  They have friends, co-workers and family members that have expressed and interest to live in the area.  Mailers and flyers are distributed to neighbors announcing the Listing and Open Houses as well as coordinated calling campaigns.  Neighbors are also invited to Special Previews usually held in conjuction with a public Open House.  This gives neighbors a opportunity to be curious and noisy in a controlled setting when your home looks it's best.

Advertising:  The power of a well written and well placed ad cannot be overlooked.  Numerous "discount" agents overlook this valuable source of potential buyers. The Keller Williams Realty full page ad of Open Houses in the Sunday Washington Post is one of the most popular sections of the paper.  Exposure in this page or the weekend real estate pages of the Post is a source of constant phone traffic into our Office.  Foot traffic and inquiries at Open Houses increase when the home appears in the Washington Post.  But Robert Earl doesn't stop there.  Selected homes also appear in ads run in local papers such as the Loudoun Easterner, The Sun-Gazzette, and Journal newspapers just to name a few.  Luxury homes are advertised in Elan Magazine, Home and Design, The Washingtonian, Washington Life and Loudoun Magazine.  Selected homes are also featured in free home guide publications.

Open Houses:  Open houses are provided for the convience of the public.  Many people are drawn to the opportunity to see the house without having to contact an agent to schedule an appointment. (to be honest, many of these people end up working with Robert Earl to find their next home)  Open houses are scheduled on weekend afternoons or early evening weeknights in high traffic areas.  Open houses are a powerful force in the marketing of the home.

Contacts:  Lets face it, most people buy from people.  Robert Earl maintains contact with thousands of potential buyers and sellers each month.  Many of these contacts are past customers of Robert Earl or referrals from these valued contacts.

All of this is backed and supported by the network of agents at the Keller Williams Realty Tyson's / Vienna office and the National Network of Keller Williams Agents, Franchises and Relocation / Referral agents.
