Beware of the online only Evaluation

I read a blog post on another site that has a user stating that they just requested a free home evaluation from a website and that he got a report by email. The poster was pleased that they did not need to talk to an agent. For a small percentage of home owners, this may be the case, but like the picture indicates, a blindfolded evaluation of a property is equal to being blindfolded at the end of a plank. Watch out for the next step, it might be a doozie.
How we operate: When we get a request to do a house value report or an evaluation, the first thing that we do is call the owner that completed the form and schedule a time to ACTUALLY SEE THE PROPERTY. I know that as you read this, that it may seem like a DUH moment and a novel concept, but it is true. We would actually like to have an idea of what it is that we are being asked to evaluate.
The other part of our evaluation is to share our evaluation criteria with the home owner. The reason that we are asked to perform evaluations is because the owner is contemplating selling. If this is the case, then the evaluation can not be done in a vacuum. The market conditions, property conditions and the desires of the seller must be taken into consideration. Those “services” that are offering an on-line only approach may not be the right service for you if you are seriously thinking of selling your home.
Online and the Internet is never a substitute for customer service. As a licensed professional, I take this call to service seriously. Anything less than actually viewing the property and having a discussion directly with the owner is a dis-service in my opinion.
